Immovable Property Commission (IPC): Latest Update on Waiting Times
When Can Property Owners Expect a Written Opinion?
Many Greek Cypriot property owners want to know how long they will have to wait for a written opinion from the Immovable Property Commission (IPC) in Northern Cyprus.
In December 2025, new rules were introduced to help reduce delays. We previously explained these changes in an article on our website.
We would now like to share some recent developments.
What Has Changed?
Under the new rules, once a particular legal procedure called the default procedure begins, there can be no more than four postponements, each lasting a maximum of 45 days.
This does not mean that every IPC application must receive a written opinion within six or seven months of being submitted.
The time limit only applies after the default procedure has started, not from the date the original application was submitted.
How Long Does It Take to Receive a Written Opinion?
There is no fixed waiting time.
From our own experience over the last two years, we have seen some applications receive a written opinion in just five months, while others have taken around two years.
These are examples from cases handled by our office. They do not mean that every application will follow the same timetable.
Is There Any Good News?
Yes. Although we would have liked to see faster progress following the introduction of the new rules, we are now seeing some encouraging developments.
For the first time, we are seeing the new rules being put into practice in cases handled by our office.
We have recently been informed by the Prosecution that all our applications for which the relevant default periods have expired have reached their office.
We have also been informed that the remaining work is being completed and that the written opinions will be sent to us once ready.
This is encouraging news, especially for applicants who have been waiting for some time.
What Happens Next?
We hope these developments will help applications move forward more quickly.
However, every application is different, and no particular waiting time can be guaranteed.
We will continue to follow our clients' applications and provide updates as written opinions are received.
